Property valuation in Avignon

Establishing the market price of a property at a given date, in a formal, reasoned and signed report

A market value assessment is part of property expertise, carried out by a recognised property expert. Its purpose is to determine the market price of a property at a given date, in a formal, reasoned report that can be relied on in discussions with other parties and engages the expert’s liability.

Carried out using recognised methods, it takes into account the technical, legal and economic aspects of the property. It is used by private individuals and businesses, in particular for a transaction, tax purposes, an inheritance, a gift or an asset valuation.

Valuation report or opinion of value?

An opinion of value is an indicative estimate, with no binding weight, that may be given by an estate agent, a bank or an insurer. Its author does not take on the liability of a property expert.

A market value assessment is needed when the value drives a decision with real consequences: a sale, a purchase, asset or legal issues. It secures the decision, limits the risk of dispute and provides a neutral basis for analysis that can be relied on by all parties.

How does the assignment work?

  1. Reviewing your situation

You tell us about the property, the purpose of the valuation and the date to be used. We review the relevant documents: title deeds, leases, plans, diagnostics, tax or accounting information.

  2. Visiting the property

We inspect the property and its surroundings: condition of the building, layout, uses, technical constraints, floor areas.

  3. The analysis

We take into account intrinsic and extrinsic factors: surroundings, regulatory framework, market conditions. The value is determined using recognised methods, in line with the Charte de l’Expertise en Évaluation Immobilière (French property valuation charter).

  4. The expert report

A formal, reasoned report setting out the methods used, the market references and the concluded value.

Our skills

A technical, legal and economic reading of the property

We bring multidisciplinary expertise to market value assessment, combining market analysis, legal reading, technical appraisal of the building and an economic approach to property.

The valuation takes into account every factor likely to affect value, whether intrinsic (condition of the building, layout, uses, technical constraints) or extrinsic (surroundings, regulatory framework, market conditions).

  • Regulatory and planning constraints
  • Technical findings and cost estimates

Photographic record

A certified photographic record with Proov-it

Our findings come with a photographic report produced using the Proov-it® process: photographs that are dated, geolocated, secured and certified.

You keep a record of the condition of the building on the day of the inspection, useful for documenting defects and how they develop.
