House survey in Avignon and Provence

Find out the condition of a house or establish its value, with an independent expert

A house often represents most of a person’s assets. Before buying it, selling it, dividing it or starting works, it helps to know exactly what you are dealing with.

DEKTA Expertises inspects detached houses, old or recent, in the Vaucluse, the Bouches-du-Rhône and the Gard: condition of the building, visible defects, probable causes and, if you need it, market value at a given date.

First discussion with no obligation · Written, illustrated report · Visits by appointment.

What we inspect in a house

Cracks and movement

Cracks on the façade or inside, an extension pulling away, doors that stick: we analyse their shape, how they develop and the ground and building context.

Crack survey →

Damp and leaks

Rising damp, condensation, leaks through the roof or the windows and doors, mould: the probable origin before any works.

Damp survey →

Structure, roof and timber frame

Floors, load-bearing walls, roof timbers, roof covering: we record the visible and accessible defects and indicate the checks to plan.

Building defects →

Market value

A value established with recognised methods, at a given date, for an estate, a gift, a divorce or a sale.

Property valuation →

When should you have a house surveyed?

Before buying

To know the real condition of the house, spot visible defects and assess their consequences before the offer or the preliminary sale agreement (compromis).

Before selling

To present a documented property and anticipate buyers’ questions about a crack or a damp patch.

Estate, gift, divorce

To establish a reasoned, neutral value, at the chosen date, between heirs, recipients or spouses.

New defects

To understand the origin of a crack or a leak and decide on the next steps, including with your insurer.

After works

To obtain an independent technical opinion on defects found after a new build, an extension or a renovation.

How does a house survey work?

  1. A first discussion

You tell us about the house, your project and your questions. You can send photographs, plans, diagnostics or previous reports. Together we define the scope of the work.

  2. The visit

The expert inspects the visible and accessible parts of the house and its surroundings: walls, floors, roof, windows and doors, grounds, rainwater drainage.

  3. The analysis

The observations are compared with the construction method, the age of the house, its history and its context. When they are not enough, we indicate the further investigations that would be useful.

  4. The report

A written, illustrated report sets out the findings, the analysis and the next steps to consider, with a certified photographic record.

Frequently asked questions

Are the mandatory diagnostics not enough?

The mandatory property diagnostics (diagnostics immobiliers) meet specific regulatory requirements (asbestos, lead, termites, electrical installation, energy performance…). They do not analyse building defects. A survey complements them: it examines cracks, damp or the condition of the structure and assesses their consequences.

How much does a house survey cost?

The cost is set out in a quote, after a first discussion. It depends on the size and layout of the house, the purpose of the work (technical condition, market value or both), the documents to analyse and travel.

Do you survey old stone houses?

Yes. Old houses, mas and bastides are common in our region. Their stone walls, timber floors and renders call for a suitable reading, particularly for damp and cracks.

A question about a house?

Tell us about the house and your project. We will define the right scope with you: technical condition, market value or both.
