Damp and water ingress survey

An independent opinion to understand the defects and determine the investigations needed

Damp patches, water coming in after rain, mould, salt deposits or damaged finishes: these signs need to be examined in the context of the building.

DEKTA Expertises analyses the visible defects and the documents in the file. We produce a report setting out our findings, our analysis and the next steps to consider. Where the origin of the defect requires further checks, we specify the investigations to be carried out by the appropriate professionals.

Why have a survey carried out?

Damp can come from water ingress, rising damp, condensation or a leak. Several phenomena can combine and produce similar signs.

The survey puts the findings in perspective with the building, its surroundings, its use and its history. It provides an independent analysis before you decide on works or commission specialist investigations.

Our report helps you:

  • Understand the defects observed and their consequences
  • Trace their history to determine their origin and how long they have been present
  • Identify the probable causes in light of the information available
  • Determine the points that need checking
  • Decide on further investigations
  • Organise the next steps in your case.

Which defects do we examine?

Water coming in through roofs, façades and terraces

Stains on the ceiling, marks around windows or damp appearing after rain: the inspection looks at where the defects are and which parts of the building may be letting water in.

We analyse the visible elements and the history of the signs to determine which checks to consider.

Damp in cellars, basements and retaining walls

The survey takes into account the layout of the rooms, their use, the parts in contact with the ground, outside ground levels and how water is managed around the building.

These elements guide the analysis and help specify the investigations needed into water sources and the protection of the structure.

Damage at the base of walls and rising damp

Damaged render, salt deposits or persistent damp at the bottom of walls may point to several different mechanisms.

We examine the characteristics of the masonry and its surroundings. The report sets out the elements consistent with rising damp and the checks needed to confirm this origin.

Condensation and mould

The analysis takes into account where the marks are, how the building is occupied, ventilation and the works carried out on the building.

Where justified, the report recommends ventilation checks, readings or a study of how the walls behave by a specialist.

Suspected leak

Examining the marks and documents may reveal signs pointing to a leak in a pipe or an appliance.

We then explain the value of a leak detection survey. This service must be carried out by a specialist professional.

How does the assignment work?

  1. Reviewing your situation

You describe the defects, when they appeared and how they have developed. We review the relevant documents: photographs, plans, invoices for works, previous reports and claim documents.

This first step defines the scope of the assignment.

  2. The inspection

We examine the visible and accessible parts of the building. We record the location, distribution and appearance of the defects, as well as the contextual elements that help explain them.

The visit is accompanied by photographic records.

  3. Analysing the case

We compare our findings with the history of the building and the documents provided. We set out the probable causes and distinguish well-founded conclusions from points that still need checking.

  4. The expert report

    Our report includes:

    • The description and location of the defects
    • Findings and photographs
    • An analysis of the information available
    • The probable causes and the consequences identified
    • Further investigations to be carried out, where appropriate
    • Recommendations suited to the stage the case has reached

For each recommended investigation, we specify its purpose and the type of professional to contact.
