Apartment building and co-ownership survey

The value of an investment building and the condition of its common parts, examined by an independent expert

A building is read both as a structure and as an asset. Its value depends on its condition, floor areas, leases and market; its defects often affect several owners at once.

DEKTA Expertises works for owners, investors, property holding companies (SCI), co-owners and managing agents (syndics), in Avignon, the Vaucluse and the Bouches-du-Rhône.

How does the work proceed?

  1. Reviewing the file

Title deeds, tenancy schedule, leases, plans, minutes of general meetings, diagnostics, previous reports: we examine the documents relevant to the work.

  2. The visit

Common parts and accessible units, façades, roof where access allows, cellars and visible networks. A drone inspection can complete the examination of inaccessible areas.

  3. The analysis

Value using recognised methods, in line with the Charter of Property Valuation Expertise; for defects, compatible technical hypotheses and any further investigations.

  4. The report

A reasoned, illustrated report, with a certified photographic record, that you can present to the people you deal with.

Photographic evidence

Certified photographic evidence with Proov-it

Our findings come with a photographic record made using the Proov-it® process: dated, geolocated, secured and certified photographs.

For a building, this dated record of the condition of the common parts is useful to all the co-owners.

Frequently asked questions

Who can request a survey of a co-owned building?

The managing agent (syndic), the co-owners’ council or a co-owner for their own needs. The work and its scope (common parts, units, value) are defined with the client before the visit.

Do you value a whole building or a single unit?

Both. Valuing a whole building takes account of its tenancy schedule and yield; valuing a unit relies mainly on comparable market evidence.

Do you work in Marseille and Aix-en-Provence?

Yes. Our experts work in the Vaucluse, the Bouches-du-Rhône and the Gard, as well as in neighbouring départements depending on the work.

A building to value or inspect?

Tell us about the building and your needs. We will define the right scope with you: value, technical condition or both.
