Pre-purchase and pre-sale survey

Before you commit, have the property examined independently

Buying or selling a property is a major decision. A viewing, however careful, does not always reveal the real condition of a property. Some defects remain hidden or are hard to interpret without technical knowledge.

At DEKTA, we carry out an independent survey to give you an objective view before any decision. With our expertise, you can manage your project with greater peace of mind.

Why have a survey carried out?

A pre-purchase or pre-sale survey identifies visible defects, assesses their probable consequences and, where necessary, points you to the appropriate further investigations. It is a genuine decision-making tool.

Our inspection is carried out without dismantling and without destructive investigations. It does not replace the mandatory property diagnostics (diagnostics immobiliers) or assignments requiring specialist skills (electricity, gas, structure, geotechnics, laboratory, etc.). Where our findings justify it, we may recommend further investigations to confirm or rule out a technical hypothesis.

What we examine

  • The general visible condition of the property
  • The visible parts of the structure
  • Façades, walls, floors and ceilings
  • Visible cracks, distortion and movement
  • Signs of damp, water ingress or rising damp
  • The visible parts of the roof structure and covering, where they can be observed
  • External and internal doors and windows
  • External features that may affect the building
  • Consistency between the visible condition of the property and the documents provided (diagnostics, declarations, invoices for works, etc.)
  • The immediate surroundings of the property where they may affect its condition or value

Our method

  1. The documents

Preliminary review of the documents provided.

  2. The visit

Full technical visit of the property. Findings, measurements, photographs and analysis of defects.

  3. The analysis

Identification of probable causes and, where relevant, recommendation of further investigations (e.g. G2 or G5 geotechnical studies, structural study, leak detection, etc.).

  4. The report

A clear, illustrated and reasoned report. It sets out the findings, the technical analysis, the possible consequences of the defects observed and suitable recommendations. It is an objective document that can support discussions between the various parties.

Photographic record

A certified photographic report

Our findings come with a photographic report produced using the Proov-it® process: photographs that are dated, geolocated, secured and certified.

You keep a record of the condition of the property on the day of the visit, before the preliminary sale agreement (compromis) or the listing.

Why it is useful from a legal point of view

This helps reduce the risk of claims against the other people involved in the transaction, for matters covered by this survey.

Frequently asked questions

When should the survey take place?

Before listing the property, before making an offer, before the preliminary sale agreement (compromis) or before final signature. The earlier the survey, the better it informs the decision.

Does a survey replace the mandatory property diagnostics?

No, it complements them. The diagnostics (diagnostics immobiliers) meet specific regulatory requirements; the survey provides an overall technical analysis and a reasoned opinion.

Do you survey houses, apartments and business premises?

Yes, all three.
